Education proves leading factor in Northern Ireland’s latest relocation trends

Educational opportunities are now one of the most powerful drivers of relocation in Northern Ireland’s housing market, with families and individuals prioritising access to top-performing schools and colleges as a key factor.
John Minnis, a leading Belfast-based estate agency, says it has seen a significant increase over the past 12 months in both sales and rentals in locations such as Holywood and Bangor, driven by strong school access, safe, pedestrian-friendly environments and strong transport connectivity.
John Minnis also points to increased investor activity in East Belfast, County Down and Country Antrim, where strong schools, established communities and access to amenities are making these areas particularly attractive for long-term family lettings, with consistent rental demand supporting stability for landlords.
In Northern Ireland, nearly one third of parents move home to secure a place at their preferred school and amongst those that relocate, 44% do so specifically to live closer to a chosen school.

As the capital, Belfast houses the highest concentration of top-tier schools, including Rathmore Grammar, Strathearn School Methodist College, Royal Belfast Academical Institution and St Dominic’s. - Holywood (County Down)

Unlike many other parts of the UK, such as London and the South East, who host 68% of the best schools, this structure places even greater emphasis on postcodes, with proximity to strong schools directly influencing both property values and rental demand. As a result, localised pressure is building in neighbourhoods with established school reputations, further widening the gap between high demand and less sought after areas.
